Our properties are all available with very attractive terms such
as Rent-to-Own, Lease/Purchase or Owner Financing

Our Rent-to-Own or Lease/Purchase program combines a lease agreement
and an option to purchase agreement. The lease agreement is a rental
contract with added benefits. A portion of your lease payment each
month is credited toward the purchase price of the home. Instead
of throwing away money on rent everyone month, your rent money is
now working for you! The option to purchase agreement allows you
to lock in the price of the home today so that you may enjoy the
benefit of appreciation as the home increases in value. Here is
an example of acquiring a home using the Rent-to-Own or Lease/Purchase
plan:
Sales Price: $100,000
Option Money: $5,000
Monthly Rent Payment: $1,000
Monthly Rent Credit: $100
At the end of 12 months, you will have at least $6,200 in equity!
$5,000 option money plus the rent credit ($100 x 12). We will be
working with you along the way to help you get the financing you
need to purchase the home. We work with local mortgage brokers who
are able to find financing in most situations as long as you have
been paying the rent on time as well as your other obligations.
We have another program which allows you to take ownership of the
home immediately and allows you to take advantage right away of
all of the benefits that home ownership has to offer. With our Owner
Financing program, we act as the financial institution and you buy
the property from us just like a bank. You would have a standard
15 or 30 year mortgage and you can refinance or sell the property
at any time during the mortgage term without any prepayment penalty.
There is a down payment requirement of 10% of the purchase price.
Here is an example of acquiring the same home above using the Owner
Financing program:
Sales Price: $100,000
Down Payment: $10,000
Monthly Payment (11%, 30 yr.): $857.09
Monthly Taxes and Insurance: $110.00
Total Monthly Payment: $967.09
Owner financing is a great way to purchase a home without paying
the typical 4-6% closing cost fees associated with conventional
financing. Also, by making timely payments and establishing a good
payment history, you may be able to qualify for a better interest
rate by refinancing the loan.
